Three routines on a timer, one ask from a house he is standing in, and the capstone that runs a listing from package to accepted offer with its loan file attached.
Three routines
A routine runs on a timer in the cloud with your connectors and leaves drafts. None of Daniel's three sends anything, and none of them decides anything.
Monday 6:45, weekly
Read my Outlook for the last three days and my calendar for this week. Give me one page. Section one: every live listing with showings booked, offers received and anything a seller asked me for that I have not answered. Section two: every loan file in process with the conditions still outstanding and who holds each one, from my notes only, with no figures. Section three: leads and referrals that have gone unanswered for more than two days, with a draft reply for each saved in Outlook. Flag anything older than a week at the top. Do not send anything.
Weekdays 7:30
Check my Outlook since yesterday morning for messages from escrow, title, appraisal, insurance and underwriting on my active files. Group them by property. For each, tell me in one line what changed and what it needs from me today. Draft any reply that is simply confirming receipt or forwarding a document request, and save them as drafts. Never state a closing date. Never quote a rate, a payment or a fee.
Friday 15:30, weekly
Open my past client list and pull everyone whose purchase anniversary falls in the next two weeks and everyone I have not contacted in six months. For each, write a note under eighty words that names something specific from their own transaction, using my notes on their record. No market update, no statistics, no referral ask, no price. Save them as drafts in Outlook and give me the list in the order I should read them.
The Friday one is the routine that pays for the whole course, because it is the work every agent means to do and nobody does forty times by hand.

Open the [Cortez] file and draft the counter from these terms the buyer just gave me: [terms]. Four sentences to the listing agent stating the counter and the response deadline, and six sentences to my buyer explaining what each change does for them and what risk it adds. Use only the numbers in this message. Email both drafts to me.
